Access Statement For Lavender & Lace
We aim to cater for the needs of all visitors to our home based 3 bedroom bed and breakfast. This is a Grade II listed Tudor building and due to the age and construction of our home we are unable to make provision for wheelchair users or children under the age of 10.
We do not cater for any pets.
Please note we do not accept credit cards. Deposits taken by cheque, balance of bill by cash only.
We have WIFI broadband access throughout our B&B.
Pre-Arrival
• Hastings main line station is 5mins by taxi, or approx. 20mins walk.
• There is a bus stop opposite the house.
• There are several local taxi companies if required and we can make bookings for you.
• We can provide menus in large print if required.

Arrival & Car Parking Facilities
• On arrival to the property we have a separate guest entrance, guest keys are provided.
• The area outside the house is residents parking only, but you can pull to unload. We can then direct guests to nearby parking.
• We can assist guests with luggage.
• We are in the heart of Hastings Old Town.
• There is a car park 150mtrs away, accessible by a side alleyway.
• There is free on road parking that is non residential 300mtrs away.
Main Entrance & Reception
• The front door opens onto the pavement with no step.
• The front door is locked, guests have a key.
• The front door has restricted height (5' 7" - 1.70m) and leads into a narrow hallway with restricted head room (6' - 1.83m).
• The hallway is heavily timbered, with carpet flooring.
• The hallway is well lit.
Public Areas - General (Internal)
• The first floor guest dining room has oak flooring.
• The coverings on all stairs and bedrooms are short pile carpet.
• The guest dining room is on the 1st floor.
• There are 10 stairs to the 1st floor dining room and en-suite bedroom and then a further 10 stairs to the 2nd floor bedrooms. The stairs have a turn after 4 stairs and then a further 6 stairs to the 1st floor level. The 2nd set of stairs is curved.
Public Areas - WC
• The bedrooms are en-suite or with a private bathroom, there are no public WC's available.
Guest Dining Room/Sitting room
• Breakfast is served in the 1st floor guest dining room.
• Furniture is flexible and can be moved on request.
• Tables and chairs provided are all of a normal height.
• A comfortable settee and armchair are provided.
• Games, magazines and DVD's are available for guest use.
• Menus can be provided in large print by prior arrangement.
• We provide a wide selection of food choices for breakfast. These include a full English breakfast and a vegetarian alternative. Or smoked salmon & scrambled eggs, poached eggs or a continental breakfast option. In addition cereal, fruit, homemade yoghurt, fruit juice, tea/coffee, toast and homemade preserves are available. We aim to cater for all dietary needs, if you have any particular requests please inform us at time of booking.

• There is a small courtyard where guests can safely leave bicycles.
Bedrooms
• There are 3 bedrooms; one on the 1st floor and two on the 2nd floor.
1st floor bedroom en-suite.
• There are 4 stairs to a landing followed by a further 6 stairs to the 1st floor bedroom.
• The door width to the bedroom is 25" - 65cm, with restricted head height of 5' 8" - 1.74m
• The head height in the room is 6' 5" - 1.95m.
• The room is heavily oak beamed.
• The floor is fitted with a short pile carpet.
• There is an en-suite bathroom, with bath and shower attachment (see below for details).
• There is a TV with teletext and DVD. A wide choice of DVD's are provided.
• There is a double bed with white Egyptian cotton bed linen.
• Two armchairs are provided in the room.
• There is a dressing table, two sets of draws and a built in cupboard.
• Either side of the bed is a small bedside table with a lamp and an alarm clock.
• A tea tray is provided with tea/coffee/drinking chocolate/sugar/milk and complimentary biscuits.
• A hairdryer and white fluffy bathrobe is provided.
2nd floor access.
• There are 10 stairs from the 1st to 2nd floor rooms. At the bottom of these stairs there is restricted access, width 28" - 71cm, height 5' 3" - 1.60m.
2nd floor double bedroom
• The door width to the bedroom is 25" - 65cm.
• The floor is fitted with short pile carpet.
• There is a double bed with white Egyptian cotton bed linen.
• There is a small sink with an overhead mirror and a towel rail.
• There is a reading chair with overhead reading light.
• There is a dressing table and a built in cupboard.
• Either side of the bed is a small bedside table with draws, with a lamp and an alarm clock.
• A hairdryer and white fluffy bathrobe is provided.
• There is a TV with teletext and DVD. A wide selection of DVD's are provided.
2nd floor twin bedroom
• The door width to the bedroom is 25" - 65cm.
• The floor is fitted with short pile carpet.
• There are two twin beds with Egyptian white cotton bed linen.
• There is a small sink with an overhead mirror and a towel rail.
• There is a dressing table with a chair and a built in cupboard.
• Between the 2 beds there is a small locker with a bedside light and an alarm clock.
• A hairdryer and white fluffy bathrobe is provided.
2nd floor sitting area
• Outside the two 2nd floor bedrooms there is a sitting area with 3 chairs, a coffee table and bookcase. These contain a selection of books, magazines and games for guest use.
• A tea tray is provided with tea/coffee/drinking chocolate/sugar/milk and complimentary biscuits.

1st floor En-Suite bathroom
• The door width is 23" - 59cm, with restricted height of 5' 6" - 1.67m
• The bathroom head height is 6' 5" - 1.95m.
• The bath edge is 22" - 56cm high.
• The bath has a grab rail on either side.
• The bath has a shower attachment at one end.
• The basin has a round front stood on a pedestal; it is 31" - 79cm high.

• We are 250mtrs from the sea front.
• We are in the heart of the Old Town.
• We have a wide choice of restaurants and public houses within a 5mins walk of the house.
• Many of the public houses have various types of live music on different nights of the week.
• Mobile phone reception can be poor in some areas of the house, depending on your network.
• We have a commercial wireless fire alarm system, with both call points and emergency lighting throughout the building.
• We are able to use front and back doors in the need of an evacuation.
• We are a NO smoking property.
• We can keep medication/ food, etc cold for guest in our own fridge.

Future Plans
• As this is a Grade II listed building we do not plan to make any structural changes to the layout. We will however be constantly looking to decorate and refurbish the rooms in order to provide our guests with good quality accommodation
